• CHECK-OUT: Check-out time is before 10 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.
• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $500.
• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.
• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be charged to you as additional payment request or from your security deposit (if booked from other platforms). Please advise us of any damage or loss immediately upon discovery.
• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. No other guests outside the reservation are allowed on the property.
• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.
• LOST AND FOUND: Please note that all shipping is at the traveler’s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

I would strongly caution anyone considering this listing or a listing by this host. The host canceled my reservation on the day of check-in, claiming there was a sudden water leak that made the property uninhabitable. This was incredibly disruptive and stressful, especially since I was already en route. However, what’s most upsetting is that I later discovered the property was not undergoing repairs at all—it was listed and rented out on VRBO for the same dates. This was not an emergency but a deliberate double-booking or a switch for a higher-paying platform. This kind of behavior is deeply unprofessional and unethical. It shows a lack of regard for guests’ time, plans, and trust. If you value reliability and honesty, I recommend looking elsewhere.
I was asked to not leave a review by host. The tried to cancel our stay at 9 am the morning of check in after providing check in code. We were alerted that cleaning staff had quit, however because of time constraints we had no other option but to stay. We had to clean house entirely for the safety of ourselves. The outside needed extensive landscaping and trash was running over. Such a beautiful neighborhood and home and I am positive that this has to be an ongoing eye sore for the HOA it is located in. I thankfully was able to reach out to AirBnb Support to recoup the cleaning fee (which the host had already agreed to refund) and 30% refund of our stay. I did request that this listing be removed immediately, until a cleaning team is re-established, and also a maintenance team is able to be located. Also, asking your guests to not leave a review is beyond unprofessional and inappropriate.
